India’s commercial real estate sector is experiencing a dynamic shift, with Global Capability Centres (GCCs) emerging as key players behind record-breaking office leasing activity. These centres—established by multinational firms to manage operations, tech, and innovation—are no longer just supporting backends. They’ve evolved into strategic hubs for research, development, and digital transformation.

In the past year, GCCs accounted for a massive share of India’s total office leasing, with over 28 million sq ft occupied across top cities. From Bengaluru and Hyderabad to Delhi-NCR and Pune, these centres are choosing Grade-A workspaces that align with global standards and support future-ready functions.

What’s behind this surge?

Several factors are converging: India’s large talent pool, improved infrastructure, and the country’s reputation as a reliable tech and business hub. GCCs are also driving demand for ESG-compliant, tech-enabled spaces that focus on employee well-being, flexibility, and sustainability. Developers are responding with innovative office designs that support these needs—smart buildings, wellness zones, collaborative layouts, and top-tier amenities are now standard expectations

Interestingly, this growth is not just limited to traditional metros. Emerging business cities like Noida, Chennai, and Pune are increasingly on the radar, offering attractive rental values and skilled workforce availability.

Looking ahead, experts predict the number of GCCs in India could grow from around 1,600 today to nearly 2,400 by 2030, creating thousands of jobs and fueling ongoing real estate expansion.
